    Halloween Market Update

    Let’s take a scary look back to ten years ago. Homes cost about half of what they do now and market time was under two weeks compared to over a month now. Mortgage rates were around 3.8% and now they’re in the low 6s. So when you ask if you’ve missed your opportunity … I say the best time to buy is now! Ten years from now I’ll be giving another update and you’ll be on the right side of it all!

    Affordability Trends (October 2025)

    Home affordability remains a significant challenge in California, including Southern California.

    The typical home value for California is $763,288 (as of September 30, 2025). This represents a 2.0% decrease over the past year, yet prices remain high relative to incomes.

     

    Zillow’s economists report that, nationwide, affordability hurdles continue to keep many would-be buyers out of the market. In California, this trend is especially pronounced due to high home values and persistent demand.

    Median sale price in California: $738,333 (August 31, 2025)

    Median list price: $746,650 (September 30, 2025)

    Median days to pending: 28 days

     

     

    2025 Market Outlook

    Forecast from experts: Home values will grow at a modest rate (about 2.6% nationally), but affordability will remain a top concern. Mortgage rates are expected to hover around 6.5% for much.

    After years of rising home prices and elevated mortgage rates, 2025 is finally bringing relief for buyers. Mortgage rates have dropped noticeably in recent months, aided by the Federal Reserve’s September rate cut. Along with slower price growth, more inventory, and stronger negotiating power, conditions are shifting in buyers’ favor.

    Lower borrowing costs are easing affordability pressures, giving many buyers the opening they’ve been waiting for. And with the Fed signaling more cuts if inflation cools further, rates could continue trending down. For now, affordability is improving, though the pace of change will still depend on the broader economy.

    But here’s what many overlook: The average rate is just that—an average. If you have strong credit and a solid financial profile, your personal mortgage rate could be even lower. Instead of waiting on the market, take control and see where you stand. You might already be in a better position than you think.
